Local Truth vs. National Noise
Rental rates for some properties are dropping – according to the Wall Street Journal. But does this necessarily reflect what is going on in the rest of the country?
Where then do you turn for reliable local insight when making a real estate investment decision?
BON AIR SHELL AS CHEERS
My favorite place to stop—where everyone knows my name – to hear what is really on the minds of the locals is my neighborhood repair shop.
The demographics of the Bon Air Shell team are diverse—old and young, black and white, male and female, employees and owners.
The customers through the door in a given day fill in all the other key groups.
WHAT HAVE I LEARNED?
- ECONOMIC WAVES. Car repairs go up when the public feels safe economically. The number of cars in their waiting area seems to reflect public economic attitude more accurately than the forecasts in the local paper.
- PROTESTS, RIOTS, AND LIVING. Most folks just seem to want to make a living and get on with life. I do not hear an outcry on the extremes.
- AVOID NATIONAL BIAS REFLECTION. Be careful to select where CNN or FOX are NOT on the TV all day. Check to make sure there are no political signs on the property (and ideally none on their vehicles). Is there a mixed age and race demographic in those working at the location and in the clients that walk through the door?
- ONLINE vs NOW! Under a certain age (50?), everyone seems to have access to a computer and the internet. Just because someone CAN go online and compare prices and order instantly, being able to go see what they want – and bring it home today -generally wins out. Retail may be “significantly disrupted” but not everyone is ready to run into the arms of Amazon!
- VENDOR INSIGHTS. A food vendor waiting for his car to be repaired detailed what hotels downtown are on the verge of closing. He recognized their challenge when their volume orders dropped. His key contacts, with each passing week, told him what they were hearing from the general manager.
- READY TO RETURN TO LIVING. The downtown hotels and restaurants may never recover. Most folks suggest that they will continue to spend their money to travel (by car), stay at (suburban) hotels, and eat out on whatever schedule they previously enjoyed (but in the suburbs).
BOTTOM LINE
CoStar can give you historic facts. An appraisal can give you the analysis as to how these facts impact a specific property market value as of a specific date. Neither gives you a clue as to how the property will perform going forward in these uncertain times.
Local knowledge from brokers, competitors, lenders, government officials and tenants provide the flavor and coloring to best understand how your team will do with a specific property.
But when traditional “local knowledge” may be incomplete or flawed, go visit at a “Cheers” type location (e.g. barber shop, garage, 7/11) with those living in the area of your targeted acquisition.
People will tell you just about anything… if you ask them about their neighbors (rather than themselves)!
